You need to find a property manager with experience in managing your type of property. Property management is an intricate industry with complicated legislation. By entrusting someone with minimal experience you run the risk of things going wrong with your assets.

Select the property manager you feel most comfortable with, the property manager you think will treat your property like it’s their own investment. You need to ensure the person you trust with your investment, will always work to achieve the best for your property, maximising your rental income and managing the upkeep of the property.

  1. Tenants

Talking to the property manager about their database of prospective tenants, how easily have they filled other properties that are like yours? What is their selection process? This does not necessarily mean you need to go with the largest agency but simply you need someone with a proven track record.

You need to appoint a property manager with local knowledge surrounding your investment. This does not mean you need to go with the agency down the street, but it does mean when looking for your property manager you need to make sure they know the suburb your investment is in and how that area is currently performing.

Ideally, you never want to hear from your property manager, you want someone who can handle the day to day tasks for you so you can get on with your own property. In saying that, you also need a property manager you can get a hold of easily if you need something and a property manager who will always update you if something goes wrong with your property.

You need to ensure you have a good relationship with your property manager and they understand your needs, so they only contact you when absolutely necessary.
